Radon Testing
Radon is an odorless and invisible radioactive gas naturally released from rocks, soil and water. Testing you home is the only way to know if Radon levels are high. You and your family could be at risk for lung cancer from Radon.
A Radon Inspection starts at $135 when completed at the same time as the home inspection.
Termite, WDO
INSPECC Pros recommends a Termite Inspection be completed during due diligence. Even if a home has a termite warranty, most clients choose to have an additional inspector working on their behalf to check for any termite activity not reported by the company with the warranty. A termite letter (WDO Report) will be issued, if needed, prior to closing.
A Termite Inspection starts at $95 when completed at the same time as the home inspection.
Mold Air Testing
INSPECC Pros recommends mold testing in homes that have moisture issues, high humidity problems, or when an occupant is predisposed to respiratory issues, including those with asthma or allergies and people with weakened immune systems (such as children, elderly, pregnant women, or cancer patients).
Mold spores are present in the air and can travel inside the home where they may begin to reproduce. Once a mold issue develops in the home, mold spores may then be inhaled by occupants. Most molds are not dangerous and only cause allergenic symptoms in people; however, some molds have been linked to more serious conditions.
We can conduct air quality testing and/or mold surface testing that will tell you what types of mold are present, if the mold is current or former growth, and if abnormal mold conditions exist that may pose health risks. All mold samples are evaluated by a professional laboratory and a report is emailed 5-7 business days after the test is completed.

Lead Paint/ Dust Testing.
Lead dust testing inspections for residential and commercial properties have become a common occurrence to safe guard the health and well-being of occupants. These inspections are a small price to pay for protecting people from the irreversible threat that comes from lead poisoning.
Lead testing starts at $149.00 when completed at the same time as the home inspection.
Here are some typical reasons to hire a lead-based paint inspector:
- Pre-purchase Lead Paint Inspection (may be required by the lender or asked for by the buyer)
- Highly recommended for homes built before 1978
Water Quality or Potability Testing
We comply with FHA/ VA Loan requirements.
Water quality testing is a specialized but simple test that checks a home’s water supply for contaminants and pollutants, such as chlorine, lead, and coliform bacteria. Testing can also reveal chemical imbalances of the pH, and other attributes, such as hardness.
Water testing starts at $175 when completed at the same time as the home inspection.
Public and private water supplies should be tested because they may be affected by the following:
- dangerous levels of bacteria, including E. coli and coliform;
- elevated levels of nitrates and nitrites from fertilizers that leach into the groundwater;
- fluoride levels;
- mineral contaminants, such as iron and arsenic;
- heavy metal contamination, including lead; and
- water hardness.
